Who Our Concrete Repair Service Is For, and Who It Is Not For

Who is this for? ·

Our repair service is for owners of existing outdoor concrete or imprinted concrete that is stable but cracked, chipped, spalled or faded, who want it to look even again without demolition. It is not for slabs that are sinking or moving, for new paving, for indoor or industrial floors, or for line marking. Being clear about this up front saves everyone time and money.

Who is concrete repair a good fit for?

It suits you if your driveway, patio, terrace, carport or pool surround is level and solid, but looks cracked, chipped or tired. The slab is doing its job; the surface has simply worn.

  • Villa owners with a faded, cracked imprinted driveway.
  • Owners of terraces and pool surrounds with hairline cracks and spalled patches.
  • Landlords preparing a holiday let for the season.
  • Owners getting a property ready to sell.
  • Communities with a stable shared driveway or external ramp that needs repair.

In all of these cases, cleaning, repairs and a two-coat recolour can transform the look of the surface without breaking anything out.

Is it a good fit if you live abroad?

Yes. The process is designed to work from photos, and you can deal with us in English by email or WhatsApp. Access can be handled by a key holder or property manager, and we can send photos of the stages and the result.

That suits owners who spend part of the year elsewhere and do not want to fly in to supervise a small project.

Who is concrete repair not right for?

It is not right for you if the slab is moving. Sunken sections, rocking slabs, steps across cracks and cracks that keep growing all mean the problem is underneath, and repair will not hold.

If your driveway or patio is sinking, the first call is to an engineer or surveyor, not to a repair contractor.

It is also not right if most of the surface is crumbling, or if steel reinforcement is exposed and rusting. Our guide on when repair is not enough explains what usually comes next.

What work do we not do at all?

Some requests simply fall outside our service, however good the fit otherwise. We would rather say so at the start.

  • Laying new concrete, new paving or new imprinted concrete.
  • Demolition and base or foundation work.
  • Indoor floors and industrial warehouse floors.
  • Painting parking lines and numbering spaces.
  • Structural surveys, calculations and design.

If your project includes any of these, you will need a different contractor or an engineer for that part.

What if you only want the colour refreshed?

If your surface has no cracks or damage and only looks faded, the job is mainly cleaning and recolouring rather than repair. Our sister site covers that in detail, for example in its section on imprinted concrete renovation.

Many surfaces need some of both, which is why our service combines the repairs with the recolour.

Is it a good fit when the surface sits next to a pool?

Usually, yes. Concrete and imprinted pool surrounds are among the surfaces we repair and recolour, and the same rules about stability apply.

The extra considerations are practical: careful work along the coping and drainage channels, and planning the job when the pool area is not in use. Any question about how slippery the coated surface will be is answered from the product data sheet, which you can ask to see before deciding.

What does a good-fit surface look like in practice?

Our Marbella reference job is a good example. The imprinted driveway, carport and garage apron were faded and cracked, but stable. After cleaning, crack filling, edge cut-in and colour, the whole area became one dark, glossy, even surface.

How can you tell which group you are in?

Check three things. Is the slab level and solid? Are the cracks flat on both sides and not growing? Is the damage on the surface rather than through the slab?

If the answer to all three is yes, you are very likely a good fit; see crack repair and spalling repair. If any answer is no, read our red flags checklist and consider speaking to an engineer before anyone quotes.

Frequently asked questions

Is concrete repair suitable for my villa driveway?

It is suitable if the driveway is level and solid and the problems are surface cracks, chips, spalling or faded colour. If parts have sunk, rock or have steps across the cracks, the slab is moving and needs an engineer's assessment before any repair. Photos usually make this clear quickly.

Do you work on community driveways and ramps?

Yes, on existing outdoor concrete such as shared driveways and external ramps, provided the work is surface repair and recolouring. The request normally comes from the administrator or president. We do not paint parking lines, number spaces or work on indoor industrial floors.

Can you lay a new imprinted concrete driveway?

No. We only repair and recolour existing outdoor concrete and imprinted concrete. New slabs, new paving and new imprinted concrete are building work outside our service. If you need a new driveway, a builder or paving contractor is the right choice.

Can you repair indoor concrete floors?

No. Our work is limited to outdoor surfaces such as driveways, patios, terraces, carports and pool surrounds. Indoor floors and industrial warehouse floors need different systems and specialists, so we would not be the right contractor for them. We would point you elsewhere.

What if my patio is sinking?

Then surface repair is not the right service for now. A sinking patio means the support underneath has moved, and that needs an engineer or surveyor to investigate. Once the cause has been dealt with and the slab is stable, repair and recolouring can be considered.

Is your service suitable if I'm selling my villa?

Yes, as long as the surfaces are stable. A recoloured driveway and terrace make a better first impression than faded, cracked ones. Do not use a cosmetic repair to cover movement, though; buyers and their surveyors are entitled to see the true condition.

Is it suitable for a holiday rental property?

Yes. Rentals benefit from tidy, even outdoor surfaces, and the work can be planned in a gap between bookings. Drying and use times follow the product data sheet, so tell us your free dates when you ask for a quote and we will tell you if they work.

Do you only repair imprinted concrete?

No. We repair both plain concrete and imprinted concrete outdoors. Our reference job in Marbella is imprinted concrete, but cracks, potholes, spalling, joints and edges on plain concrete driveways, patios and terraces are part of the same service. Both follow the same sequence.

Do you provide structural advice?

No. We are not engineers and we do not give structural advice, surveys or designs. What we can tell you from photos is whether the damage looks like a surface repair job. If it does not, we recommend speaking to a qualified engineer or surveyor first.

What if my surface only needs cleaning and colour?

If there is no damage to repair, the job is mainly cleaning and recolouring, which our sister sites cover in detail. Many surfaces need a mix of both, and our service includes cleaning, repairs and a two-coat recolour as one job.

How do I find out if I'm a good fit?

Send photos of the damage, a wide shot of the whole area, the rough square metres and the town. Mention any sinking, rocking or growing cracks. We will tell you honestly whether your surface suits our service or needs a different specialist first.
